Students who accept a contract for University accommodation do so for the full period shown on their contracts, which will normally be for a whole academic year or that portion which is yet to run. The Standard Occupation Contract creates a legally binding obligation between the student/contract-holder & the Landlord. The Standard Occupation Contract is a fixed-term contract which cannot be brought to an end before the End Date (other than where the student meets the statutory eligibility criteria outlined below) and the student is liable to pay the Accommodation Fees for the whole Contract Period.
Eligibility Criteria for Early Termination:
The Student will be entitled to be released from the Occupation Contract if one of the following conditions apply. The Student:
- Requests cancellation of their accommodation contract within 7 calendar days of accepting the accommodation offer.
- Does not commence their course at the University.
- Deferrers their studies at the University.
- Is suspended from studying at the University.
- Withdraws from studying at the University.
If you are living in University accommodation, it is your responsibility to take the following action. Your financial liability will not end until you have completed the following:
Submission of a Release Request does not in itself terminate the accommodation contract, and the student may remain financially liable for accommodation fees until the contract is lawfully terminated and confirmed in writing.
Students are advised not to enter into another accommodation agreement without formally being released from the Occupation Contract with the University. This is to avoid the risk of being liable for two separate Occupation Contracts.
Notice
- A 6-week notice period is applicable from the date the Release Request is submitted to students officially withdrawing, suspending or deferring studies.
- You are able to stay in your room and you will remain financially liable for the 6 weeks’ notice period.
- Please note, failure to notify Residential Services could result in full liability for the total accommodation fees.
If your possessions are left in the dwelling or any part of the residences after the end of this contract, the landlord is entitled to treat them as abandoned and you agree that they can be removed and disposed of by the landlord. You agree that the landlord is not obliged to store the goods for any period of time before it disposes of them.
